What owners ask us
What does it cost to list?
Nothing to list. We charge a placement fee only when a tenant signs — the amount is agreed with you in writing before we publish, so there are never surprise deductions.
Who screens the tenants?
Every applicant answers a standard screening questionnaire before you ever see their name: move-in date, lease length, occupants, pets, employment, gross monthly income, proof of income, credit range and eviction history. We pass on the complete file and you make the final call.
Do I have to furnish it to a particular standard?
The baseline is: beds with linens, seating, a dining surface, a fully stocked kitchen, towels, a TV and reliable Wi-Fi. Tenants on short stays arrive with a suitcase, so anything missing becomes a complaint. We'll send you a checklist.
Can I still use it myself sometimes?
Yes — plenty of owners block out weeks for their own use or for peak season. Tell us your blackout dates and we'll only market the periods you actually want filled.
What if the tenant damages something?
The security deposit is held against damage in line with your state's rules, and we photograph the unit at move-in and move-out. We also recommend owners carry landlord insurance that covers furnished mid-term tenancies.
How is this different from a nightly rental platform?
Stays are measured in months, not nights. That means far fewer turnovers, no cleaning treadmill, no city-by-city short-term-rental permit fight in most markets, and tenants who treat the place like a home because they live in it.
