Terms of Use

These terms apply whenever you use easyfurnished.com — whether you're looking for somewhere to live or you have a property you'd like us to advertise. Using the site means you accept them.

1. What EasyFurnished is
EasyFurnished is an advertising and matching service for furnished rental properties. We advertise apartments and homes on behalf of their owners, collect enquiries and applications from prospective tenants, and pass those applications to the owner.
We are not a party to your lease. Any tenancy is an agreement between you and the property owner or their manager. We don't own the properties advertised here, we don't collect your rent, and we don't hold your deposit unless we've told you otherwise in writing.
2. If you're renting
Enquiring is free
We don't charge renters to browse, enquire, apply or take a viewing. If a property owner charges an application fee, it's shown on that property's page before you apply, and it's paid to them, not to us.
Your application
When you submit an application you're telling us the information in it is true. Giving false information about your income, employment or rental history is grounds for an application being refused, and may be grounds for a lease being terminated later.
Submitting an application does not reserve a property and does not create a tenancy. Owners decide who to accept, and a property can be taken by another applicant while yours is being considered.
Screening
By submitting an application you authorise us and the property owner to verify what you've told us and to run a standard background and credit check. Those checks are carried out by third-party consumer reporting agencies and are governed by the Fair Credit Reporting Act. If information in such a report leads to your application being refused, you'll be told, and you have the right to dispute anything inaccurate in it.
Viewings
We arrange viewings but we don't control access to properties. Appointments can be changed or cancelled by the owner. Attend viewings at your own risk and take normal precautions.
3. If you're listing a property
What you're promising us
By submitting a property you confirm that:
- You own it, or you're authorised by the owner to rent it out
- The details you've given us are accurate and current
- You own the photographs you upload, or have permission to use them, and they show the actual property
- Renting it out doesn't breach a mortgage, lease, HOA rule, insurance policy or local ordinance
- The property meets applicable habitability, safety and building standards
Fees
Listing a property with us is free. We charge a placement fee only when a tenant we introduced signs a lease. The amount and the payment terms are agreed with you in writing before your property is published — there are no deductions you haven't agreed to in advance.
No exclusivity
Listing with us doesn't stop you advertising elsewhere. You can ask us to remove your listing at any time, and we'll take it down promptly. Removal doesn't cancel a placement fee already owed for a tenant we introduced.
You choose the tenant
We pass on completed applications. The decision is yours, subject to fair housing law — see section 8. We don't guarantee that any property will be let, or let within any particular period.
4. Licensing and our role
We provide advertising and administrative services. We are not acting as your attorney, accountant, insurance adviser or property manager, and nothing on this site is legal, tax or financial advice.
Where a licence is required for the services we provide in a given state, we hold it or work with a licensed partner. If you're unsure of our status in your state, ask us and we'll tell you.
5. Accuracy of listings
Listing information — rent, deposit, availability, size, amenities — comes from property owners. We check what we reasonably can, but we can't guarantee every detail, and availability changes throughout the day.
Photographs show the property at the time they were taken. Furnishings and decor may differ. Where a listing shows a floor plan or a similar unit rather than the exact apartment, we say so.
Confirm anything that matters to your decision before you sign a lease or pay any money.
6. What you may not do
- Submit false information, or apply on someone else's behalf without their consent
- Use the site to advertise a property you have no right to rent out
- Scrape, copy or republish our listings, photographs or copy without permission
- Attempt to gain access to our dashboard, database or any account that isn't yours
- Use the site to harass anyone, or to send unsolicited commercial messages
- Interfere with the site's operation, or submit anything containing malicious code
- Use the site for anything unlawful
We may suspend or remove access, and remove listings or applications, where we reasonably believe these terms have been broken.
7. Content you give us
You keep ownership of everything you submit — your photographs, your property descriptions, your application. By submitting it you give us a non-exclusive, royalty-free licence to use it for the purpose you submitted it for: advertising your property, or processing your application.
That licence lets us display your photographs on this site and in our marketing of your property. It ends when your listing comes down, except for copies retained in backups or where we're required to keep records.
8. Fair housing
We are committed to equal housing opportunity, and we require the same of every owner who lists with us.
Federal law prohibits discrimination in housing on the basis of race, colour, religion, sex, disability, familial status or national origin. Many states and cities protect further characteristics, including source of income, sexual orientation, gender identity, age and military status.
Listings must describe the property, not the desired occupant. We will remove any listing whose wording expresses a preference, limitation or discrimination based on a protected characteristic, and we may end our relationship with an owner who does this.
To report discrimination, contact the U.S. Department of Housing and Urban Development at hud.gov/fairhousing.
9. Disclaimers
The site is provided "as is". We don't warrant that it will be uninterrupted or error-free, that listings will be accurate or available, or that any application will succeed.
We don't endorse or vouch for any property owner, tenant or third party you deal with through the site, and we're not responsible for their conduct. Satisfy yourself about anyone you're about to enter a lease with.
10. Limitation of liability
To the fullest extent permitted by law, we are not liable for indirect, incidental, special or consequential losses arising from your use of the site — including lost profits, lost rental income, moving costs or alternative accommodation costs.
Our total liability to you for any claim relating to the site or our services is limited to the greater of the amount you paid us in the twelve months before the claim, or one hundred dollars.
Some states don't allow certain limitations of liability, so parts of this section may not apply to you. Nothing here limits liability for fraud, or for anything that can't be limited by law.
11. Governing law and disputes
These terms are governed by the laws of the State of Tennessee, without regard to its conflict-of-law rules. Any dispute will be brought in the state or federal courts located in Tennessee, and you and we both consent to those courts.
Nothing here prevents either of us bringing a claim in small claims court.

Changes to these terms
We may update these terms. The date at the top shows when they last changed. Continuing to use the site after a change means you accept the updated terms.
